Rosedene Terrace, London, E10, Phase 2

We received planning permission via appeal in 2026 for the construction of a first floor extension over the garage conversion carried out in Phase 1. Concurrently designed, the extension adopts the language of vertical framed timber glazing to the ground floor facade. This façade is set back from the existing gable allowing the original cottage gable to retain legibility, with the new deliberately subordinate to it.

The new extension will provide a new bathroom and bedroom. Only 16m2 is proposed to be added. The fourth bedroom is a small single bedroom, which provides space for a guest sofa bed and desk. The height is set by the modest dimensions of the existing building. To limit mass and bulk, the extended roof form is designed to balance these existing constraints. Sloping northwards from the new façade a slate roof set at a minimum pitch of 25 degrees. This sloping roof line extends until it meets the flat roof over the new bathroom and third bedroom. In section this recalls a dormer roof profile, which fulfils a similar purpose of minimising built volume. To provide shading from the southern sun, the new sloped roof oversails the vertical frames of the external wall to the new extension. Here it is proposed that the timber rafters are exposed as they oversail the timber framed glazed facade recalling details found within the neighbouring cottages in this conservation area and the nearby locally listed alms-houses on Church Road.
