Loring Road, London, N20

An extension to an Edwardian semi-detached home, creating an open-plan kitchen and dining spaces with direct access to a new rear terrace. The project utilises permitted development rights, obtained via Prior Approval.

Rather than adopting the maximum square-box volume allowed under permitted development, the design makes reference to the geometry of the faceted 1930s bay window to the side. The two are conceived as a complementary pair, with the new ‘bay window’ angled to acknowledge and respond to the original. This geometry continues to form a stepped, south-facing terrace that addresses the generous garden beyond.

Materials are deliberately understated. The smooth render of the original fascia extends to the new extension, maintaining visual continuity, while timber bi-fold doors echo the dimension and proportion of the original rear door at the centre of the existing bay window.
